You will instantly feel at home in this homely, comfortable property. It has been built in a traditional Perthshire country style, and is part of a charming courtyard of black and white cottages with harled walls, slated roofs, dormer windows and porches. They all have wonderful mountain views, yet are only 150 yards along a quiet lane, past the old watermill from the heart of the unspoilt market town of Aberfeldy. When guests are asked the question, “will you be all right here?” the reaction is “ we will be more than alright, this is just perfect!” They ask how old the property is and are surprised to find it less than ten years old, as it looks like it has been there since Victorian times.

The cottage is has the modern conveniences of full, highly efficient gas central heating and is double-glazed throughout. Its coordinating decoration has been carefully and tastefully chosen to be bright and sunny and has quality pine furniture throughout. The living/dining room has a traditional feature pine fireplace with living flame fire, wide screen TV and DVD (with library) and a curved pine feature staircase leading from the lounge to the first floor. French doors lead to Victorian conservatory and outside to secluded patio/garden area with barbeque, garden furniture and a mature garden setting, which provides perfect privacy, peace and tranquillity.

The kitchen is a fully fitted country pine kitchen with fully integrated appliances in matching green, including fridge /freezer, dishwasher, washer/drier, electric oven, ceramic hob and microwave.  The kitchen has a breakfasting table and a door out to the patio. The white tiled, ground floor bathroom is extremely spacious and has a very large shower cubicle and corner bath and constantly heated towel rail. Upstairs there is a king size double bedroom and a twin room with zip and link beds to make a double. Both bedrooms have a DVD/TV and fitted wardrobes.  In addition, there is a single bedroom with a pull out bed for an additional guest.  The second bathroom on the first floor also has a big shower cabinet and a very large genuine Jacuzzi hydro-massage bath and constantly heated towel rail.

The house contains a radio/CD player, an extensive book library, many family games, a payphone, an iron and board and a cot and highchair. Duvets with linen are provided and two towels for each guest are made available free of charge. One well-behaved pet is welcome (a second may be allowed subject to discussion with the owner) and reliable babysitting can be arranged. The garden is large and secure and car-parking area is also secure and private. The house has barrier free access for wheelchairs. Local shops, pubs and restaurants can be easily accessed via a short, level, virtually traffic free150-yard walk past the old Aberfeldy water mill, now an art gallery, bookshop and café.
